It checks nearby enemies, not just the target
The key wording is “while no enemies are within 6 units.” A distant boss does not settle the condition if another enemy is close to the Hunter. Conversely, the announcement does not provide a screen-pixel equivalent for six units, so a rough visual distance is not a measured threshold.
That makes Lone Hunter a conditional reward for maintaining space. Judge it at the point in the fight where enemies close in, not only when the Hunter begins firing into an empty gap. The listed bonuses are most useful to your decision when you know whether the condition is actually maintained.

Read the damage change as a replacement. The notes do not say that the old Physical, Poison and Arcane bonuses remain on top of the new Bonus All Damage value. Nor do they provide a complete formula for combining this talent with every other damage modifier.
When the condition should influence your choice
For a Hunter that usually keeps enemies away, the talent offers a clear conditional payoff. Against a boss that stays beside the character, evaluate it as an intermittent or unavailable bonus rather than a permanent stat increase. The announcement alone cannot tell you how much of your own fight satisfies the condition.
The same rule applies when comparing Rapid Fire or another Strong Attack setup: a damage bonus that is conditional on space cannot be assumed active throughout the whole channel or encounter.
